MONTHLY MARKET REPORT
April Sales & Prices Way UP!
The level of Sales for this past April was up a whopping 18% over last year in this same time frame 2012.
Detached homes were the strongest seller in the GTA and sales were up 22% over April 2011. Unfortunately, single detached listings have not kept up with this high demand. Consequently, competition is extremely strong with many sales exceeding asking prices. It’s therefore no surprise that this market segment has experienced the strongest annual price increase.
The average price for April 2012 transactions was $517,556 – up 8.5%compared to April 2011. While price growth was strongest for single-detached homes, the better-supplied condominium apartment segment experienced a more moderate annual rate of price growth, at 4%.
Mortgage payments still remain affordable because of the lingering low borrowing rates. Although mortgage rates are generally expected to increase over the next two years, the extent and timing of rate hikes has been thrown into question by slower than expected economic growth in the first quarter of this year.

Everyone wants a "bargain" or a "deal" and therefore many believe that 'Foreclosures' or 'Power of Sale' properties will provide that for them. In Canada 'Power of Sale' is much more common than "Foreclosures'.
'POS' properties contrary to popular belief are NOT being sold just for the outstanding mortgage value. The mortgage holder or lender has a fiduciary duty to get as much money for the delinquent home owner as the market will bear. Therefore care must be taken to observe any number of things that could mean you end up paying more $$$$ than for a 'resale' home...read on

Traditional Cleaners & Stain-removers
for a Greener Household
Many conscientious consumers want cleaning products that perform well without causing undue harm to the environment (or the pocketbook). Here are some simple, old-time cleaner/stainremoval solutions to consider – but be sure to consult mixing instructions, and always test remedies on safe, inconspicuous areas.
White Vinegar: When diluted with water, it can be used to deodorize and disinfect cookware, countertops, sinks, tubs and toilets (avoid marble and tile grout). Its odor does not linger.
Baking Soda (Bicarbonate of Soda):When mixed with water, this mild powder can remove stains from pots and pans, oven glass, refrigerator interiors, stovetops and tile.
Lemon Juice: It can be safely used to lighten stains and cut grease. It also cleans tarnished brass, copper, bronze and aluminum. (Do not use on silver).
Glycerine: As a natural emulsifier, it can be mixed with oil-based stains and other compounds to help “lift” them off a surface.
Hydrogen Peroxide: When diluted, it is a mild alternative to chlorine bleach and can be used for stain removal and mild bleaching of natural fabrics.
Home Insurance Helps Manage Risk
The days when home insurance needed to cover only fire and theft are long gone. Nowadays, there are many different types of policies covering a wide range of insurance needs, from accident and liability, to income and mortgage protection, and even natural disasters and title fraud.
For this reason, all homeowners should know the coverage they have and the options available. If you feel your policy needs to address a broader range of coverage to adequately protect you, your family and your guests, it is important that you call your agent for a frank discussion, and investigate competitive policies.

OFFER TO PURCHASE FORM
Understanding the Offer to Purchase Form is essential once your house hunting expedition is a success! You have found the perfect home, one that satisfies your needs, most of your wants- and best of all, fits your pocketbook. Now comes one of the most important phases of your home-buying experience: making an offer to purchase the home.
A great many moves in our lives are to larger residences to accommodate growing families. Or, perhaps our financial development allows us to move up to a larger home with more features and amenities. There is no stress involved in trying to reduce our life’s stuff to fit into a smaller place. If anything, we just need to shop for some more furniture for the new larger place.
You may have lived in your home for many years. The location factors that you considered when making your purchase decision may not apply to today’s buyers. The task is to identify the current positive aspects of your home’s location and market them aggressively. When it comes to positive locations, people’s different attitudes and preferences will determine if a location is a “good” one.
